RAHA Document Checklist

A BC RAHA application requires 10 documents. Gathering them takes most people 2–4 weeks. Missing even one document is the #1 reason applications get sent back—adding another 4–6 weeks to your timeline.

Before You Start

This feels like a lot. It is.

Ten documents sounds overwhelming—especially when you're already dealing with mobility challenges or caring for someone who is. But here's the thing: most of these you already have or can get in a single phone call.

The two that take real time are the OT assessment (book this first—waitlists can be 2–8 weeks) and the contractor quotes (budget 1–2 weeks for scheduling). Everything else? A filing cabinet and a few business days.

Where to get each document

01

Proof of Identity / Disability

Your wallet (BC ID/driver's license) or your PWD designation letter. If you've lost your PWD letter, call the Ministry at 1-866-866-0800 for a replacement.

Proof of Income

Log into CRA My Account to download your Notice of Assessment instantly. No account? Call CRA at 1-800-959-8281 to request a copy by mail (5–10 business days).

Proof of Home Ownership

Your property tax assessment (mailed annually in January) or land title. Don't have it? BC Land Title Office can provide a copy for $15–30 at ltsa.ca.

Proof of BC Residency

Any utility bill, bank statement, or government letter with your name and BC address. Check your email—most banks and utilities send digital statements you can print.

OT Assessment

Start here—this takes longest. Ask your doctor for a referral, or contact Island Health directly. Private OTs (faster, $300–600) can be found through the CAOT directory.

06–07

Two Contractor Quotes

RAHA requires two quotes to ensure fair pricing. Each quote must include itemized costs, scope of work, and timeline. See our quote requirements guide or find contractors who know RAHA.

Application Form

Download from BC Housing's website or call 604-433-2218 to request a paper copy. Fill it out last—some sections reference your quotes and OT report.

Photos

Smartphone photos are fine. Capture the current condition of each area to be modified—bathroom, stairs, doorways. Good lighting helps. Include wide shots showing the full space and close-ups of problem areas.

Consent Form (if applicable)

Only needed if a family member or caregiver is submitting on someone else's behalf. Included in the BC Housing application package.

Avoid These

Common mistakes that delay applications

Outdated income documents

Your Notice of Assessment must be from the most recent tax year. 2024 NOA won't work if it's now 2026.

Quotes missing required details

Each quote needs the contractor's license number, itemized costs, and project timeline. A one-line “bathroom reno: $8,000” won't be accepted.

OT report doesn't match quotes

If your OT recommends grab bars and a walk-in shower, but your quotes are for a stairlift, BC Housing will flag it. Make sure contractors quote what the OT recommended.

Photos too dark or unclear

BC Housing needs to see current conditions. Turn on lights, open blinds, and take multiple angles. Blurry phone photos get applications returned.
